Ameresco is currently seeking an experienced Pre-construction ProjectManager to join our Design Build Construction Team in providing leadership, planning and construction management expertise for the scheduling, execution, and successful delivery of our multimillion-dollar Design Build and Firm Fixed construction projects. The Pre-construction Project Manager (PM) is responsible for leading the overall management of the preconstruction phase for multiple projects, including estimating, constructability reviews, bid package development, logistics planning & development, value engineering, contract awards, and other work related to Design and Construction Management type contracts. This opportunity is based out of the Phoenix, AZ office but can be remote. This position will require travel as necessary to execute the overall preconstruction requirements. The Pre-construction Project Manager works directly with the Owner, the Design Team, in-house Preconstruction and Operations departments, and subcontractor and supplier community to facilitate the design, pricing, and execution of construction work for a variety of building types.

Responsibilities

  • Provide leadership for the estimating and development team during design and preconstruction activities.
  • Develop the project Scope, preliminary Schedule, and Budget in alignment with the pre-planned strategy in accordance with the construction pricing documents.
  • Schedule management; update draft schedules to reflect current information, monitor critical path activities, and track outstanding items. Work with construction team to validate assumptions, transfer ownership and accountability of schedule as project transitions to construction.
  • Coordinate with the project engineering and development team, host customer, subcontractors, design engineers, state & local permitting authorities, local utilities, and construction management team bridging project development and construction execution activities.
  • Attend and chair design meetings with the owner, A/E and subcontractors
  • Strategically, source, solicit, qualify and select new subcontractors for implementation of projects and construction services in various markets across the U.S. as determined by project location, including meeting small business and minority participation goals.
  • Draft and negotiate Scopes of Work for subcontract agreements, purchase orders, and professional service agreements in support of preconstruction and construction projects.
  • Assist in the development and preparation of technical RFP/RFQ proposals including technical writing, customer meetings, and oral presentations, including presenting various aspects of the proposal to the customer.
  • Provide coordination, management and oversight of employees, consultants and internal functional support during the preconstruction period.
  • Ensure project development pricing complies with company, industry, trade, and jurisdictional safety standards, practices, codes.
  • Evaluate alternate schemes and value engineering options, as applicable.
  • Develop detailed cost estimates at all phases of design and preconstruction, including conceptual estimating requirements.
  • Develop comprehensive time phased detailed General Conditions cost estimates based upon the project requirements.
  • Perform other duties as may be required to execute and implement all preconstruction responsibilities.

Minimum Qualifications:

  • Undergraduate degree in construction management, engineering, architecture or a related discipline
  • 7+ years of recent experience in commercial construction industry

Additional Requirements:

  • Full project life cycle experience (development, preconstruction, construction)
  • Industry experience with increasing levels of responsibility
  • Experience managing people.
  • In depth knowledge of the construction process including scheduling, contract administration, equipment, manpower, etc.
  • A substantial background in process management and a proven record of leading a team from design to construction with an emphasis on building client relationships is preferrer
  • Demonstrated ability to effectively manage multiple priorities and foster positive business relationships
  • Strong verbal, written, computer, technical communication and presentation skills.
  • Computer software proficiency with Microsoft Outlook, Word, Excel and Project Required.
  • Computer software proficiency with ProCore or equivalent construction industry project management software required.
  • Computer software experience with Oracle P6, AutoCAD preferred
  • Will require some on-call response and travel.
